I'm not a fan of legislation. I think it's the responsibility of the lenders in cooperation with the rest of the housing industry to develop systems to make this process more amiable. I continue to wonder if the deficiency laws are going to be what shape and mold the short sale process, and consequences. As long as there are homes that are worth less than is owed, and there is a need for the home-owner to sell, we’ll see a need for short sale approval.

Some legislation would be nice, especially regarding time frames and requirements on the bank's part.
